TECHNICAL AND STRUCTURAL SPECIFICATION
Design Criteria
- Structural Design parameters based on American Concrete Institute (ACI) and Bangladesh National Building Code (BNBC)
- Structural design will consider wind velocity of 250 kmps according to BNBC.
- Earthquake resistance criteria according to the BNBC standard for Seismic Zone-2 will be followed in designing the RCC Frame Structure.
- All architectural design would be carried out by a prominent architectural consultant. Designs will be implemented only after approval from our project architect and from the landowner.
R.C.C. Specifications
- 60 grade MS deformed bars (PSRM / Rahim Steel / Equivalent) will be used as reinforcement (As per design).
- Ready Mix Concrete will be used in the slabs of the R.C.C moment Resisting Frame (MRF) with heavy R.C.C footings.
- Direct supervision at every stage of construction by a team of experienced and qualified Civil Engineers to ensure the highest quality workmanship.
Brick & Plaster Works
- Outside walls should be made of 1" class bricks/auto bricks. All interior walls should be of 5" thickness made of plastered 1 class solid bricks/auto bricks.
- Sand-cement plaster 1.0 for brick surface) will be used. Portland Composite Cement or Ordinary Portland cement from any reputed manufacturer.
Electro-Mechanical
- Residential power supply with separate energy meter for each apartment. 01 Nos of 8 passenger lift will be installed.
- Standby Canopy Generator of required capacity to serve Lift, Pump, Lobbies, Intercom, and Common spaces like (Stair- case, Car Parking area and Reception area etc. will be provided. In addition to the said common services, stairs and two points (light & fan) in each apartment in case of power failure full Generator back up will be provided.
- Complete Electrical Substation will be installed if required.
- Best quality Electrical Cable (BRB/BBS/Polymer/Equivalent) will be used.
- Best quality Electrical Switches, Circuit Breakers, Plug points and other accessories will be used. Good quality Light Fixtures in the stair and lobby.
- Individual Electric Meter & Elect. All electrical wiring will be concealed.
- CC Camera coverage in common areas of ground floor & stair case to ensure project security
Utility Services
- All service lines (electricity, sewerage, water etc.) shall be concealed. Underground and overhead RCC water reservoir with one continuous & one standby pump (RFL/GAZI/Equivalent). Provision of hot & cold water supply through dual-channel outlets will be provided.
FINISHING SPECIFICATION FOR COMMON AREA
Building Facade
- Elegant and sophisticated front elevation designed by a prominent architect/designer.
- Facing Bricks/decorative tiles and ornamental green patches will be used to enhance the architectural aesthetics of the exposed facades of the complex (As per design).
Entrance
Secured decorative gate with lamp as per elevation & perspective view of the building. Attractive Apartment logo,name/address plague and decorative landscape features will be set up along the entrance area.
- Guard's enclosure with a message window will be set up beside the entrance gate.
Reception
Reception lounge will be elegantly finished with mirror-polished tiles with designed borders & skirting.
- Reception desk with intercom facility and guest waiting.
- Intercom connection from each apartment to reception.
- Driver's room with toilet.
- Specious lobby on each floor.
- Handrail in staircases finished with quality materials.
